Yes. The Magnolia at Georgetown welcomes both dogs and cats, with an on-site dog park for residents. We have no breed or weight restrictions.

Standard turnaround is 1–3 business days once we’ve received all of your documents and verifications. Once approved, you’ll sign your lease electronically and schedule your move-in date with the leasing office.

All applicants are subject to approval through the community’s third-party screening agency, Experian. Screening criteria are applied uniformly and in compliance with all applicable federal, state, and local fair housing laws, fair credit reporting laws, program guidelines, and administrative rules.

The approval process is based on an objective and empirical system that evaluates multiple factors, including (but not limited to):

  • Income
  • Credit score
  • History of delinquent payments (30+, 60+, and 90+ days)
  • Total past-due balance
  • Collection balances
  • Number of negative credit items

Your monthly bill at The Magnolia is made up of three pieces:

  • Base rent — your floor plan’s monthly rate.
  • Amenity fee — a single bundled charge that covers your internet, pest control, and the upkeep of all shared amenities (pool, fitness center, golf simulator, sauna/cold plunge, pickleball court, clubhouse, dog park).
  • Additional charges (where applicable) — utilities, pet rent if you have a pet, and parking if you rent a carport or garage.
