Cost of Living in Georgetown, TX: A 2026 Renter's Breakdown

July 29, 2026

Plan on $2,000 to $2,600 a month to rent in Georgetown, Texas in 2026 without an Austin commute, and north of $3,000 with one. Rent itself runs about $930 to $2,125 depending on size. The cost of living in Georgetown TX comes down to two things national calculators get wrong: what you pay for utilities here, and how often you drive to Austin.

Real numbers below, with sources. For neighborhoods, schools, and the commute in more depth, see our renter's guide to living in Georgetown.

Why Cost of Living in Georgetown TX Estimates Disagree

Search this and the first page contradicts itself. One database says Georgetown runs 4 percent below the U.S. average, another says 8 percent above. Monthly budgets for one person range from $2,110 to $2,373.

They are extrapolating. Most indexes weight by metro area, so Georgetown gets folded into greater Austin. That flattens the two line items where Georgetown is actually different.

Rent: What Georgetown Apartments Cost in 2026

Current market rents by floor plan at our community, July 2026, before any move-in offer:

  • One bedroom, 681 to 836 sq ft: $930 to $1,385
  • Two bedroom, 1,012 to 1,225 sq ft: $1,315 to $1,898
  • Three bedroom, 1,367 sq ft: $1,860 to $2,125

Georgetown's blended average sits near $1,560, about 3 percent below a year ago. Three bedrooms have held their value best across the market, and they are the scarcest layout in our own inventory at 33 of 430 homes.

Pricing is set by floor plan, square footage, and what is available in a given week, and it moves month to month. Published ranges tell you whether a community belongs on your list. The price of a specific home is a separate question.

Utilities: Georgetown Runs Its Own Power Company

This is what the calculators miss, and it is the most useful thing to know about your budget here.

Most of Texas is on retail electric choice, where you shop competing providers. Georgetown is not. The City is a municipal utility providing electric, water, wastewater, and garbage directly. One rate, set by the city, published.

Residential electric is a $25.32 monthly customer charge plus $0.0978 per kWh, with a $0.01375 power cost adjustment. About 11.2 cents per kWh all in.

In practice: an 800 to 900 square foot apartment running AC through a Central Texas August might use 700 to 900 kWh, so roughly $105 to $125. A mild month at 400 to 500 kWh lands near $70 to $80. You can do that math before you move, which you cannot do in a retail choice market.

Water, sewer, and trash carry heavy fixed charges before you use anything: $33.25 water, $60.85 wastewater, $24.78 garbage. Those are the city's single-family rates. Apartments bill differently and the split varies by community and sometimes by unit, so ask which utilities are in your name.

The honest tradeoff: Georgetown's fixed charges are high relative to its per-unit rates, so light users subsidize more than they would elsewhere. In exchange, no teaser rate that doubles in month 13 and no provider shopping.

Move-In Costs

The first check catches people out. At our community the application fee is $65 and the standard deposit is $500. Add renters insurance, which typically runs $12 to $25 a month, city utility deposits, and moving costs.

Budget $1,000 to $1,500 above first month's rent. Fees and deposits are set at the property level rather than negotiated, so get them itemized in writing while you are still comparing options.

Taxes

Texas has no state income tax, which is why a Georgetown salary stretches further than the same salary in a state that taxes it.

The state makes it up elsewhere. Sales tax here is 8.25 percent, being 6.25 percent state plus up to 2 percent local, the statutory maximum. Williamson County property taxes are high nationally, but as a renter you pay those through rent rather than writing a check.

Groceries, Gas, and Getting to Austin

Groceries track close to the national average. Georgetown has three H-E-B locations, including one at Wolf Lakes Village, plus a Costco on I-35 and a Randalls on Williams Drive. Restaurants on the Square run above interstate chain prices, as historic downtowns do.

Transportation is what actually swings the budget. Georgetown sits 30 miles north of downtown Austin, a 25 to 30 minute drive when traffic cooperates and considerably worse at rush hour. Commuting five days a week is roughly 300 miles, before SH-130 tolls and vehicle wear.

That is the honest asterisk on Georgetown being cheaper than Austin. The rent gap is real, but spend it back on a daily I-35 commute and the math narrows. Georgetown works best on a budget when you work in Georgetown, north Round Rock, or remotely.

What It Adds Up To

One person, one bedroom, monthly:

  • Rent: $930 to $1,385
  • Electric: $70 to $125 by season
  • Water, sewer, trash: varies by community
  • Renters insurance: $12 to $25
  • Internet: $50 to $80
  • Groceries: $400 to $600
  • Fuel: depends entirely on the commute

Roughly $2,000 to $2,600 without an Austin commute, comfortably past $3,000 with one. Two and three bedrooms shift rent up $400 to $1,100 and leave the rest similar.

One Georgetown Community's Numbers

The figures above come from The Magnolia at Georgetown, 430 homes at 3001 NE Inner Loop. You can see layouts and square footage on our one, two, and three bedroom floor plans, and the Check Availability link on each plan shows what is open now.

Two things that hit the cost side rather than the brochure side: washers and dryers are full size and included in every home, and the amenity list includes a fitness club, sauna and cold plunge, and a pickleball court. Worth pricing against a separate gym membership.
